There are plenty of ways children and teenagers are put through types of media they should not see. I felt the necessity to pass this list of misleading free porn sites along with other families, hoping that they’ll take extra precaution in what their children take on the internet.

Porn has dramatic effects on a lot of minds. Younger the person the more dramatic it is. Youngsters are actually able to obtain hooked on porn much like adults can. Once this addiction hits it is a hard thing to overcome, so please be safe and teach your children safe on the web.

There’s also families that are ripped apart because of pornography. Women or men will get addicted and their spouse will feel like they have been wronged. I wish to mention that for me taking a look at free porn behind someone’s back is the same thing as cheating. If you are fantasizing about anyone else than your wife/significant other it is a type of cheating because you are desiring someone else. You’re essentially making love with someone else, even though you aren’t really touching them. There are several who will totally disagree with that statement, and other’s who’ll totally agree.

Here is the list of misleading porn sites:

http://www.bangyoulater.com/
redtube.com
youporn.com
xvideos.com
pornhub.com

Please be careful whenever your youngsters are surfing the web. If you want to obtain a family filter, this way you know for sure your family is safe while they are on the web!

Strategy #3 – What Not to Sell On eBayDeciding what to sell on eBay will be among the most important decisions you will make with your eBay business. It will ultimately determine your success of failure. Many mistakes can be corrected along the learning curve of getting your eBay business up and running and then successful, but there is no solution for the problem of selling something that nobody wants to buy.

If You Build It .. Will They Come?I recently worked with a client who had thousands of men’s ties that he wanted to sell. He did some preliminary research and saw that comparable ties were selling very well on eBay and because he had obtained his inventory for pennies on the dollar he thought that he would set up an eBay business to sell off his ties. I was hired to help his staff get set-up on eBay with a seller’s accounts, a Paypal business account, accounts with Fedex, UPS and the US Postal System and an in-house system to manage their inventory. They even went out and hired a professional photographer to take pictures of their items.

I trained the staff in how to run a successful eBay business, how to best present their items, how to schedule auction start and end times for maximum exposure, how to maintain good customer contact and service, and how to package and ship their items. In a month they went live with their first auctions. They sold 3 ties the first month. The owner and his staff were devastated. They felt they had put in a large investment of time and money in setting up their eBay identity, hiring a consultant (me) and being trained and proficient with the eBay selling process; so they couldn’t figure out why they were not making any sales.

The Hard Truth They looked to me for the answer. I reminded them that all throughout the process of setting up their eBay business I had warned them that middle to low quality men’s ties were not the type of item that was going to just fly off of the shelves. The truth is that their ties were not selling because no one wanted to buy them. Well, that’s not exactly accurate as it turned out 3 people actually wanted their ties that first month. If they were committed to selling this item then they would have to be in it for the long haul, and not expect to generate the quick profits enjoyed by eBay sellers with more “sexy” or trendy, high-demand items.

They would need to commit to an eBay keywords campaign; build their feedback by purchasing 100 or so items on eBay and develop a marketing strategy that included off-eBay promotions. There are more variables at play in having auctions end successfully than are sometimes apparent to new eBay sellers, but they are the same types of variables that regular brick and mortar sellers have to content with.

The rules listed below may seem obvious to you but they are worth noting. What Not to Sell: Rule 1: Do not sell an item that already has more than 10 auctions running with no bids. If you do a search on eBay and see that there have been many auctions recently for the item and that most have ended with few or no bidsat all stayaway from selling that item. Also, if the item has received bids but the bids are lower than the price you would want to receive for the item, this is a good reason to stay away from the item.

What Not to Sell: Rule 2: Do not sell items that you know nothing about or that have a steep learning curve. For instance, cars. There are many people, individuals as well as auto dealers making a lot of money selling cars on eBay. But it is not a good choice for an item to sell if you don’t know anything about cars.I once was contracted by a client to sell a very large meteorite that had been in his possession for some time. I knew nothing about meteorites, the different types, their value or anything. I told the client that I wasn’t prepared to help him sell this item without first doing a lot of research.

He insisted that anyone who saw the auction and wanted to buy it would understand the value of it and that I should just list it and let the eBay marketplace determine the value. I did just that but not before doing some research so that I could write the auction listing. Unfortunately, the information that I listed in the auction about the type of meteorite we were selling was incorrect.I got a ton of email from potential bidders telling me how very wrong my description of the meteorite was. I ended up removing the listing from eBay early because of the response of the people who frequent eBay who know about meteorites.

What Not to Sell: Rule 3: Do not buy items at wholesale to resell on eBay. It is not possible to make money on eBay by buying items at wholesale prices and then looking to resell them on eBay. The eBay marketplace doesn’t support that type of business model. There are simply too many people selling items that you can source that way. If you can get the item wholesale, probably so can a hundred or more other people, all of whom are probably trying to sell them on eBay as well. The competition on a traditional wholesale to retail model is just too steep. Also, unless your item is the next iPod you won’t get anything close to the retail price for it on eBay. (There are some exceptions to this which I’ll get into later.)

What Not to Sell: Rule 4: Do not sell items that consistently close at less than $30. It is hard to make a profit, let alone a living, on eBay, relying on items that sell on eBay for very little money. There are people that will buy an item for $4.00 sell it on auction for $8.00 and believe that they made 100% profit. This borders on insanity. That $4.00 item had to be listed on eBay, more than likely with photos. The auction needed to be monitored with any bidder’s questions answered. Once completed the item had to be packaged and shipped. And out of the $4.00 “profit” there are those pesky eBay & Paypal fees to consider. So, the item you paid $4.00 for costs $0.60 to list with a gallery picture, $0.95 for eBay Listing & Final Value and $.053 for Standard Paypal fees.

Total cost for listing and selling the item on bay is $1.55 add to that the $4.00 the amount that item cost you and you are left with a whopping $2.45. If you subtract a minimal cost for your labor this item on which you thought you made $4.00 has actually cost you money to sell!If you spread this type of philosophy across your entire eBay business effort you will go out of business in a very short time.

What Not to Sell: Rule 5: Do not sell anything on eBay’s list of restricted items. This really is a no-brainer as long as you know that there is a list of items that are prohibited from being sold on eBay. Although people consistently try and skirt this rule, some of the items on the list include weapons including guns and knives, animal skins, American Indian artifacts, & human body parts.

History

Land values in Southeastern Montana have appreciated significantly over the past 10-12 years. In 1999, a section of land (640 acres) with highway frontage, two wells, a small home, a few old outbuildings, timbered butte, pasture, and crop acreage sold for $45,000.00. In 2004, a bare section of land (640 acres) consisting mostly of grass, a small piece of tillable land, and well, sold for $95,000.00. In June of 2010, another bare section of land (640 acres) consisting of 300 acres in CRP with 2 years left on the contract and balance in grass, and windmill well, sold for $320,000. Yes, that is a cool 711% increase in land appreciation over 11 years time for smaller acreages. The first section sold was leased for ag production and no one lives in the home. The other two sections of land sold were to establish a rural residence, but are located in more remote areas several miles from asphalt.

Larger ranches that are utilized for livestock production have increased from 300-400% in this same time period. A large ranch consisting of over 15,000 acres sold in late 1990′s for $80/acre. Just recently that same property was sold again for $350/acre. Based on production, ranchland in this area has increased from $2000 per animal unit (AU), to some over $10,000 per AU.

Various factors have contributed to this increase of value for these operations. The most significant contributing factor has been the influence of 1031 exchanges as farmer/ranchers sold their smaller operations in Western Montana and the Midwest and Coastal regions and exchanged the value for larger acreages in the “last best place” – southeastern Montana.

Another subtle contributor to value during this period has been the value of big game hunting. Southeastern Montana is abundant in mule and whitetail deer as well as antelope, and provides for a high success rate for those wanting to bag a big buck. The area has many outfitters and guides that lease hunting rights from local ranchers which provides another income source to the ranch budget without any cash investment. Some hunters who came to hunt also decided to invest in the area.

Finally, better climate/moisture conditions and better livestock values have attracted producers to the area. Southeastern Montana is considered to be a semi-arid climate, with only 13-14 inches of rainfall annually and produces some of the best short grass prairie grasses known to livestock producers. Northern prairie grasses have a “punch” that puts a hard-sided gain on calves.

The area was hard hit in the mid to late 1980′s with drought. Coupled with low cattle prices and drought, many ranchers struggled to keep their places. Many were forced to sell their herds, and some had to liquidate part or all their land to satisfy lenders. More significantly, the heirs to these ranches that were graduating from high school during these hard times were encouraged to go to school or forced to leave home in search of a job, thereby disrupting generational takeover of operations.

Over the past five years, moisture conditions have improved significantly as well as livestock markets, providing for the most conducive environment to raise cattle and sheep on this rolling to undulated prairie.

Current Condition

After land values throughout the nation reportedly peaked in 2008, areas of Montana realized lower values in land along with the rest of the country. Those areas hardest hit were the Flathead Valley west of the Continental Divide, and the Bozeman area. Both areas were the most rapidly developing areas of Montana and the first to feel the economic downturn that the urban areas of the country experienced, with up to 40% decline in value on commercial, residential and speculative property. The balance of the state reported 0% to 20% depreciation in value.

Supported by a strong agricultural economy and less influence of artificially inflated values, ranch land came out on top for sustaining its value.

Currently, sales of ranches are slow to stagnant in eastern Montana. Buyers and sellers are currently in a “Mexican standoff” with Sellers unwilling to back off of their asking prices and Buyers unwilling to increase their offers. Working ranches are still being offered at $9,000 – $10,000 per animal unit (AU), however, buyers show little interest at those prices and most offers made are closer to $7,500 to $8,000 per AU.

Lenders play a more controlling role by imposing stricter lending criteria (see my comments on financing), making it more difficult to finance purchases. Influences by out-of-state 1031 exchanges are rare at the present time. Sales consisting of smaller tracts are being picked up by neighboring ranches and recent sales of large tracts of land from 20,000 to 100,000 acres, are being purchased by multiple member entities such as the LDS church and corporate operations based outside of the US that are looking for blocks of grazing for running large numbers of cattle. With some concern, this lends to the theory that cattle ranching may be evolving into the industrialized concept similar to what the swine industry experienced in the 90′s. Large corporations purchase the land and own the operations. Producers become employees, still carrying out the work and lifestyle, but with none of the risk and worry, yet no control.

Future of Ranch Value

There are many variables that will drive the real estate market in the coming years. Rather than provide no more than an educated guess, a short discussion of those variables will allow the reader opportunity to draw their own conclusions:

1. Age of ownership
a. Status of heirs
b. Estate tax

2. Return on Investment
a. Commodity markets
b. Input costs

3. Availability of credit
a. Interest rates
b. Lender willingness

4. Macro economics
a. Inflation
b. Consumer confidence
c. Comparative value
d. Government regulations

5. Micro economics
a. Oil production
b. Coal extraction
c. Commodity markets

6. Climate conditions

The average age of owners of ranch land in Southeastern Montana is 67+ years. Land ownership will transfer within the next 10-20 years. As discussed above, most of the next generation is absent, and will likely sell or lease the land if inherited. In some cases, members of the next generation have now been employed for 20+ years and may take an early retirement to come back to the ranch. They bring their retirement funds with them to invest in the ranch and keep the land in the family.

Other concerns for family owned operations is estate taxes and the increasing “look back” period of Medicaid laws that puts the family ranch at risk if long term care is needed by owners and estate planning was not considered earlier.

Expected Return on Investment for a ranch purchased at $10,000 per animal unit based on a net lease scenario can be expected to yield from 2% – 3%. As compared to a relatively low risk investment portfolio, this return rate is currently quite competitive, but has the added opportunity for future appreciation in value. Stocking a ranch with livestock and operating accordingly, one may realize a better return depending on management and efficiency of operation, however, there is more exposure to risk of loss, as well. Market swings, volatile input costs, and weather conditions create the bulk of uncontrolled risk in operating a ranch. There are a number of second generation operators that lack the capital, but have the knowledge and skills to run these ranches that would be interested in leasing with or without an option for future purchase. This could present a good opportunity for investors considering ranch real estate as an investment.

Credit availability in Montana is currently tight. Banks in eastern Montana are relatively sound, with no rumor or reports of any significant losses due to substandard loan portfolios. However, as a knee jerk reaction to epidemic foreclosures in areas of large urban housing and commercial loans, Federal examiners reportedly discount collateral values across the board when performing safety and soundness exams. In response, banks establish their own base value for loan values on real property, regardless of current comparable sales data or supporting information used through the appraisal process to determine current value. This artificial manipulation of value results in a higher down payment requirement on behalf of the borrower, limiting those wishing to invest in real estate. Interest rates charged by lenders are considerably high in relationship to their cost of funds, adding to their profit margins without adding loan assets to their portfolios. Most lenders will not quote long term rates past a five year commitment, and would rather work with a variable adjusting rate, again to protect their spread in anticipation of a rising rate environment. To conclude, protection of profit margins over-ride compensation for risk in today’s loan environment. Lenders are not active in pursuing new loan accounts. This may have a negative impact on land values if cash is short.

Macroeconomics

Rumors of anticipated inflation resulting from devaluation of the US Dollar will reduce purchasing power and consumer confidence. Raising the Fed borrowing rate has been traditionally used to curb inflation. Fear in repeating history with double digit interest rates weighs on older generations, recalling a surge in foreclosures and a correction of land values in the 1980′s. Many economists believe another correction is yet to come, created mostly by the enormous national debt to service. Whether a correction would negatively affect eastern Montana as significantly as other areas, is uncertain. Generally, areas of agricultural influence maintain value better than areas based on commercial or recreation if such a correction is experienced.

Cost for an acre of land in eastern Montana as compared with other areas of the country is lower, thereby allowing an investor to own more acres of land for their money. This makes land in Eastern Montana an attractive investment for those seeking open space and remoteness. Obviously, any changes in governing regulations adverse to owning real estate may propose lower values. Some adverse regulations that may affect future property value could be an increase in property taxes, areas with endangered species of wildlife, or land adjacent to public lands or flowing rivers. To conclude, in considering outside influences on property values, there are many conflicting indicators to determine what future land values in southeastern Montana will do.

Microeconomics

Recent revival of the Belle Creek oilfield has created more employment and tax revenue for Powder River County. Since the 80′s, Belle Creek has been mostly inactive. The oil field along the Anticline region in Fallon County has experienced similar revival. Recently, higher oil prices coupled with new techniques such as well-fracking and horizontal drilling has created an opportunity to extract more oil from existing wells.

An even more significant development is the recent $85 million option paid to the State of Montana to lease the Otter Creek Coal Tracts located in SW Powder River County, Montana, by Arch Coal. This area is deemed to hold the largest low-sulfur coal deposit in the country with as little as a 30′ overburden and 70′ seam. Arch will submit application in early 2011 to mine coal at Otter Creek. It is speculated that mining could begin as early as 2-5 years from now. Arch intends to hire from 200-400 full time employees to work at the mine with average salaries of $75K plus.

Finally, oil, gas, and CO2 pipelines are scheduled to be constructed through SE Montana over the course of the next 2-5 years, bringing in more workers and tax revenue to the counties.

Agriculture will continue to be the base of the local economy. Sheep and cattle markets are forecasted to remain strong over the next 2-3 years, minimum. Global demand and low livestock numbers make forecasts on markets easy. Red meat is still the most desired and nutritious protein source for humans. To conclude, the local economy promises to boom over the next decade. Demand for land and residential improvements are inevitable. Good paying available jobs coupled with that demand will most likely push real estate prices up in Powder River and Rosebud Counties respectively.

Climate Conditions

Weather in SE Montana is mild in comparison with much of the rest of the state. Winters still get relatively cold with as much as 2-6 weeks of below zero temps in the winter months. 13-14 inches of moisture is considered to be average moisture for the area, with the bulk coming as rain in late spring, from April through June. Moisture has been plentiful over the past five years, allowing record crops of hay harvested and plenty of grass for cattle. Grazing generally begins after April 21st on cool season grasses, with most gain on livestock experienced the first 60 – 90 days. The hot days of summer are experienced generally from the 4th of July through the end of August, with temps ranging from the high 80′s to the low 100′s, and few rain showers experienced through that period. The first frost is due after the second week in September, but has been known to occur as early as late August or as late as mid to late October. As discussed earlier, moisture has been plentiful in southeastern Montana over the past 3-5 years, providing for abundant grazing and haying conditions.

To summarize, southeastern Montana offers a complimentary source of natural resources that will gain a great deal of attention over the next decade, whether it be oil, coal, or agriculture. Demand for people to work in these areas will substantially create a demand for property and will increase the current low population base in these counties. Land ownership will change significantly throughout this period of “growth”. Local governments are already gearing up for this growth through infrastructure planning and establishment of subdivision regulations. As with most areas with pending promise, those who invest first will enjoy an inevitable gain in value.

When you are ready to check out more of Montana, consider the Mills Auction and Real Estate, JT Korkow, Sales Associate. He has worked with hundreds of folks in the ranching community all over Montana. See the website for more information on Montana ranches and one of the most unique areas of the State of Montana to live in.

I am currently advertising one of my properties as a rent-to-own. I am trying to find someone who wants to buy the property but needs a flexible seller who will allow them to rent for a short time while they qualify for a traditional loan. I have discovered that there is a misconception that rent-to-own and lease-option are the same and that these are interchangeable terms. I disagree.

Call it semantics, but I think there is a difference even though they are similar and sometimes identical in structure.

The typical lease-option or rent-to-own involves a lease or rental agreement and an option or a purchase agreement. Aren’t those basically the same? Yes, they are, but the difference, for me, is how I explain it to the tenant-buyer or lease-optionee.

If I were explaining a lease-option to the lease-optionee, I would tell them that that they are leasing the property. Any time during the option period, if they want to buy the house, they can exercise their option and purchase it for the price described in the option. Pretty good deal for them right? They can rent and, at their option, they can buy the house whenever they like.

Now, here is how I explain my rent-to-own program. If you were my tenant buyer, I would tell you that you are agreeing to purchase the property from me and we would have a purchase agreement to do that. I realize you may need some time to get your loan in place and I am willing to be flexible with you and allow you to rent while working out the details of your financing.

Can you see the subtle, yet very big difference?

In the lease-option, they are leasing the property and if they feel like it, they can buy the property by exercising their option to buy. In my rent-to-own, they are agreeing to buy up front and they get the privilege of renting while they are getting their loan in place.

Usually, as a salesperson, I am reluctant to correct a buyer (think “agree and redirect”), but I am very quick to correct my tenant-buyers when they try to say they have an option to buy. No, no, no… you need to like it now and commit to me that you are going to buy. Then, I will be flexible and let you rent-to-own the property provided that you qualify.

These are subtle differences, but they can really change the mentality of those in your property.

If you are interested in purchasing real estate, the wrong way to go about it is to simply find a plot or house that you like, and then make an offer. There are several often-forgotten steps that you should take before this point. Many people often overlook the land survey step of buying land. The best time to have a land survey undertaken is before you complete the process of purchasing the land.

Land surveyors can determine the boundary measurements to make sure that the plot of land you think you are buying is actually what you are buying. The land surveyor can tell you whether the trees, building ,fences, sidewalks, driveways, and other features of the land actually lie on the property, and also whether anyone else’s buildings or other features encroach onto the property you wish to buy.

They will also be familiar with building regulations, wetland regulations, and zoning. Land surveys are particularly helpful when purchasing a piece of real estate that you hope to eventually build on, as they can catch potential problems with this plan before you purchase the land. If you are purchasing mountainous land, land that may be considered wetlands, or land in other areas that may be difficult to build on, a land surveyor can help you evaluate the possibilities for building upon the land. If you plan to develop the land or subdivide it, a survey can help you determine whether this is possible or even legal.

Do not go off an old land survey provided by the current landowner. It may not describe recent changes to the land. The land surveyor you hire can place permanent markers on the corners of your property so that you are well-aware of the boundaries of the land that you will soon own. Before conducting a land surveyor, you may want to ask your real estate agent for a property profile, which will list the ownership information, legal description, plat map, tax information, and other characteristics. This is an excellent place to start when evaluating a potential real estate purchase. At least some of this information may also be available online. Then, be sure that you visit the property and walk the entire site, even if it is several acres, to see what it looks like with your own eyes.

Having a land survey conducted before the land changes hands is simply due diligence. Do not rely on anyone else’s word, such as the landowner’s, or a real estate agent’s, when purchasing land. This is a big purchase, and it should not be done unless you know exactly what you are buying. If you cannot get a land survey before placing a formal offer, at least have one done before the deal closes. The land surveyor will give you the best information possible to determine whether the piece of real estate will meet your needs. If any red flags come up, be sure that they are resolved to your satisfaction before closing on this real estate deal.

You do not want to make the mistake of buying land that is of no use to you, or buying land that is not what you thought it was. Although it’s especially important to have a land survey conducted when you are buying acreage or plan to develop the land, a land survey even of a small lot with a house can still catch potential problems before it’s too late.

Right now, selling is tough business. After the heady days of excess, people are tightening their belts in a natural reaction to an economy that may or may not be in a recession. Yet there are still people out there who need or want to buy your products and services. If you are a salesperson, it is more important than ever to be at the top of your game.

Here are seven tips for selling your products and services even if the economy is in a recession:

1. In a down economy, people are more comfortable buying value, reliability, versatility and effectiveness. They want practical solutions for their problems. They may not be so interested in the bells and whistles right now.

2. Re-train yourself not only in selling but in your products and services. Brush up on your selling technique. And study your own products and services. Become an expert.

3. Remain positive with your prospects. Your prospects are already fearful. Make sure you don’t add to that fear. Highlight the positive aspects of your business and products. Be confident in your presentation and follow-up.

4. Be authentic. Don’t try to be what you are not. If you are naturally funny, a little humor in your presentation can be a great way to break the ice with your prospects. But if you are normally a serious person, contrived humor can fall like a brick and disengage your prospects. Be yourself and let your prospects get to know you as you get to know them.

5. One-on-one personal selling is back. Converse with your prospects in order to develop long term relationships. Ask questions and really listen to the responses. Be sure to incorporate those responses in your presentation. Devise a custom solution to solve your prospects’ problems.

6. Communicate with prospective customers. Deliver an accurate, thorough proposal to your prospects. And be sure to follow up. Completely answer any questions your prospects may have. And ask if there is anything else you can explain.

7. Make it easy for your customers to buy from you. Prepare your paperwork in advance. Offer a variety of payment methods. And once the deal is signed, be sure to keep in touch with your customers.

This is not the same selling environment you probably faced a couple of years ago. Salespeople now have to sell their products and services. It’s what we should have been doing all along. Get back to the basics of selling.

Investment clubs can be a fantastic opportunity for kids to learn about investing. As they learn about investments they will develop a better understanding of money.

How to get started

The first step is to find a kid-friendly investment club. Browse investment club websites to determine if there are special sections devoted to teaching children or teens about investing. Speak with your neighbors, friends and colleagues to find out if they know of any investment clubs for kids. If you can’t find a suitable club you can start your own. Consider getting together with other parents to start an investment club for kids.

Choosing a portfolio

One of the hardest things with any investment club is deciding on the specific investments to make. Children have less money to work with than adults so it is important to stick to stocks that are well within their budget. What is most fun for kids is to choose stocks from companies they are familiar with. Think about clothing, food, computer, game software or other companies they use products from.

Learning about stocks

Before deciding on what stocks to invest, teach your kids to learn more about the companies they are considering. Children can learn more about a company from its website, by reading its annual report or by looking at its daily stock reports and trends.

Finding money to invest in stocks

Children can start by saving their allowance to invest in stocks. Open a savings account at a local bank so they can easily make periodic deposits. Teach children to save part of the money they receive as birthday or Christmas gifts. Older children can be paid extra for completing additional chores around the house. When children are old enough to work outside the home encourage them to take on a part-time job. Parents can help children by setting up a matching program where parents will match the investment amount the child has.

Keeping track of investments

Choose an investment club that offers interactive charts and reports. This will allow you and your child to record and keep track of their investments. Set aside a certain day of the week to spend an hour looking at how the stocks are doing. Make sure to stay on top of the investments and sell stocks when necessary. Follow the market trends using the newspaper or Internet to determine how you think the chosen stocks will perform. Teach children to make a connection between current events and stock trends.

Selling products on eBay is one of the quickest ways to earn a good, sustainable income online. Many people use eBay to make a side income and many more have online businesses that sell only on eBay. If you’re not already an eBay seller you should start immediately. Below are some tips are on how you can help to make sure that your eBay items sell.

When it comes to buying items on eBay there are many things to keep in mind. Most buyers are wary of buying anything from sellers without high ratings. If you are just starting out, a quick way to get a lot of positive feedback is to buy several small ticket items. After prompt payment you’ll start to accrue positive feedback ratings. It’s also worth filling out the “About Me” page. This is a useful page to introduce yourself to your buyers. Let them know what you’re selling and how you can give them what they want for less than anyone else. People love a bargain.

Feedback and first impressions are important but even more so is the description of the item you’re selling. One of the first items I started successfully selling on eBay were 8gb USB drives. Yes, believe it or not they sell like hotcakes…and the best part is, it’s what they call a “niche market”. Everyone wants to buy iPods wholesale and resell them for thousands of dollars in profit but it’s just not realistic. You’ve got to find products that sell online AND that you can buy cheaply. I bought my first lot of 50 USB drives for 4 bucks each and resold every single one of them on eBay within 30 days for an average of $17 each.

I still sell hundreds of them to this day. But back to the description of your product for sale. Include pictures. Seriously, even with the USB drives, they sell 10 times as fast when I include a picture. Yes, even something as “boring” as a flash drive sells quicker when people can see what they’re buying. You can’t afford to overlook this point. Remember, this doesn’t mean you have to actually take a picture of your product. Find one online and use it. It’s simple and a HUGE benefit. Don’t let the additional fees from pictures put you off. If you’re getting the right products at the right price, the fee will be well worth it.

The final and BY FAR most important consideration when becoming a profitable seller on eBay is finding good products to sell at wholesale prices! You can spend hours searching the internet like I did or you can purchase some “wholesale lists”. A lot of them are worthless but a few good ones more than make up for it because once you found a good wholesale supplier, you’ve found the goose that lays the golden eggs. I’ve compiled a list of my favorite wholesale suppliers and drop shippers and they make up 60% of my online revenue to this day. The best part is, once you take care of this final point of finding good wholesale suppliers you can start setting your system up and making good money today.
